Enlarge an Existing Basement Window
The most economical way to meet Ontario egress requirements. We extend your existing basement window downward — no widening, no major structural work in most cases. Ideal for homeowners legalizing a basement apartment or bedroom.
Prices start from $2,400 and most jobs are complete in 2–4 days with minimal disruption inside your home.

Cut & Install a New Basement Window
No existing window where you need one? We use a track-mounted wall saw to cut a clean new opening in your foundation and install a code-compliant egress window from scratch. Transforms dark basement spaces into bright, livable rooms and enables legal in-law suites.
Prices start from $2,750 with most installations completed in 2–4 days.

Concrete Cutting
What makes a basement window installation unique is the need to cut a hole the basement's foundation without compromising it. To execute this cut safely and with quality, specialized concrete cutting equipment is required. Modpro Egress Solutions owns and operates the best concrete cutting saws on the market and offers concrete cutting services to both Homeowners and General Contractors executing basement window or door projects.
Excavation & Drainage
Excavation is a prerequisite for most basement window installations. It is typically done with a mini excavator but in some cases where access is liminted, or the window is higher up the wall, the digging can be done by hand.
A requirement of the Ontario Building Code is that for below grade windows, a corregated drain pipe must be installed between the window well and weeping tile system to prevent water build-up in the window well.
Modpro offers excavation as well as drain pipe installation services to support Egress and Basement Window Projects of any configuration.

Header, Lintel, and Window Installations
Depending on where in relation to the basement ceiling the top of the window will be, different configurations of structural support are required above the window to ensure the window meets Ontario Building Code requirements. Some of these configurations include but are not limited to wooden header beams, steel lintels to support brickwork and/or a minimum height of concrete above the window.
Modpro is experienced in identifying and installing the correct structural configuration above the window to ensure your project meets OBC requirements.
